Here are some tips to get the most out of your roof and help prevent more serious and costly damage to your roof and home.
Try to inspect your roof at least twice a year. Spring and fall are the best times, but it's a good idea to keep an eye out for signs of damage all year round. Spring roof inspections are a good idea to see if your roof had any winter damage, particularly from ice dams or other water buildup, along with regular wear and tear. Fall inspections and roof repairs can help prevent potential damage before the winter starts.
One of the biggest issues is the buildup of leaves and other debris on your roof that should be cleared before snow begins to accumulate. Both during your bi-annual roof inspection and after particularly harsh weather, walk around your home and look out for any broken shingles. Broken or worn out shingles can cause water to leak through your roof and if not dealt with swiftly, can result in major structural damage. Also, watch out for excessive granules from the roofing material at the end of your downspouts. They are a sign your roof is wearing our or has been damaged.

Inspect your roof for signs of small critters, bird nests and insects. Any of these will make your roof their home if you let them, and unfortunately, this can lead to serious roof deterioration and consequently repairs. If you find any signs of animals inhabiting your roof, call a specialized company to deal with the issue.
It’s a good idea to also inspect the attic. Sometimes, you won’t be able to see direct damage, but any visible water leaks, dark spots, or warped wood can indicate the beginning of a larger problem.
